Tammi is an AI-powered SMS assistant for real estate professionals, operated by RandyClaw LLC, a Wyoming limited liability company (1621 Central Ave #7929, Cheyenne, WY 82001). By signing up for the service, you agree to these Terms.

1. Program Description

Tammi provides SMS-based transaction coordination assistance to licensed real estate professionals. Upon subscription, you are assigned a dedicated mobile phone number through which you send and receive operational SMS messages including transaction reminders, deadline alerts, vendor confirmations, client communication drafts, and contract intake via MMS.

2. Message Sender and Frequency

SMS messages are sent by Tammi (operated by RandyClaw LLC) to the mobile phone number you provided at signup. Message frequency varies based on your activity and the volume of transactions you manage. Msg & data rates may apply.

3. Help and Opt-Out

Reply HELP at any time to receive support contact information. Reply STOP at any time to opt out of all SMS messages immediately and permanently. You may also opt out by emailing support@trytammi.com.

4. No Professional Advice

Tammi is not a lawyer, lender, Realtor, inspector, or licensed advisor of any kind. Messages Tammi sends are generated by an AI model and may contain errors. You (the subscriber) are solely responsible for reviewing and approving all material communications with your clients before they are sent.

5. Transaction Coordinator Mode

Tammi's Transaction Coordinator mode tracks user-entered dates and sends reminder messages. The licensed real estate professional remains solely responsible for meeting contractual obligations, interpreting contracts, and advising clients.

5a. Agent-of-Record Verification

Tammi processes contracts only where YOU, the subscriber whose name and identity are on file at signup, are listed as the buyer's or seller's agent. Contracts that list a different agent are automatically rejected and never become part of your transaction record. This protects your data and ensures the service operates only on your own deals. If a legitimate name variation (legal name change, married/maiden surname, contract typo) prevents a match, you may request a manual review by emailing support@trytammi.com with proof of identity. There is no SMS-based override.

6. TCPA Compliance

By enabling features that send messages to your clients (such as client communication drafts), you represent that you have obtained valid prior express consent from those clients to receive automated SMS where required by law. You will honor STOP requests from your clients. You will not use Tammi for unsolicited outbound marketing.

7. Fair Housing

You will not request Tammi to produce messaging that violates the Fair Housing Act. Tammi has automated filters that refuse certain content; circumventing them is a violation of these Terms.

8. Subscription and Billing

Tammi is provided on a monthly subscription basis processed by PayPal. You may cancel at any time from your PayPal account or by contacting support@trytammi.com. Cancellations take effect at the end of the current billing period.

9. Limitation of Liability

Tammi is provided "as is". Our total liability to you under these Terms is limited to the fees you have paid us in the trailing 3 months.
